When is the right time to buy?
When you are ready! Timing the market is impossible. I have found that when rates are lower, prices are the same or even higher with potentially more buyers entertaining the market, making shopping for a home more competitive. When rates are higher, prices tend to stay the same or slightly lower and there are less buyers actively looking, making it less competitive.
How can I prepare for home ownership?
1. Lower your debts, debt to income ratio is a big one. Pay down small credit lines, keep making payments on credit cards, auto loans etc but don’t close out any lines of credit or open any new lines of credit, buy new cars or make large purchases without speaking to a lender. Believe it or not, closing out accounts or paying off credit cards in full may not help your situation. That’s what my preferred lender is for, she can look and tell you exactly what to do to improve credit.
2. Make sure you have steady work history, 6 months in a new field or at least 2 consecutive years in a similar field prior to starting a new job.
3. Save for up front costs. Earnest money, inspections and appraisal. Pocket as much as you can for closing costs and/or down payment.

Listing preparation: you can be as hands-off as you wish. I’ve had numerous sellers hand me the keys and trust me to handle everything for them. Cosmetic repairs like paint, trim, countertops, carpet, fixtures, etc. Major structural repairs that are necessary, landscaping, exterior and interior deep cleaning.

Professional, high quality photos, videography and drone shots will create an instant attraction, making serious buyers feel the NEED to see your home. We prefer to arrange media in the evenings or at dusk so the interior features stand out without a glare.
⁃ Social media is huge, and I heavily utilize social media to promote each listing. Social media is the fastest way to get your listings in front of people, right on their cell phones, without them having to search a particular city or house. If a buyer is looking on Zillow in a specific area, they may not see your listing that is just 10 minutes away in another town. The home will find them through social media.

⁃ Behind the scenes work; cold calling, networking, calling other local agents & lenders to share your listing.
⁃ I don’t recommend open houses, serious buyers deserve serious showings.
⁃ I personally vet the buyers through their agent prior to them showing the house. I need to qualify the buyer first. I don’t want to waste your time with people coming to see the home if they are not qualified, serious buyers.

To me, full services real estate is providing every client with a custom experience whether they are buying, selling, or planning investment properties. Consultations to actually get to know the client, their needs, and goals. Analyzing what their end goal is, setting a plan together to accomplish their target goal. Constant communication to make my client feel and know that they are a top priority to me.
